The Gateway District Offices in Delhi’s Aerocity set a new benchmark for premium workplaces in India, shaped by global perspectives on the future of work. In line with the Gateway District Masterplan, the building extends across the full site footprint and is organised around a generous central landscaped courtyard.
A permeable ground floor connects tree-lined streets with the sheltered, green courtyard supporting wellness, comfort, and social interaction. Outwards facing active frontages bring energy and life to the streetscape with retail, a club house, and workplace amenity spaces. Inside, flexible floorplates accommodate businesses of all scales, from national headquarters to innovative start-ups. Shared amenities – including events spaces, meeting rooms and wellness facilities – equip tenants with everything they need to compete on the international stage.
Dubbed ‘The 9th City of Delhi’, Aerocity is set to become India’s first sustainable Transit Oriented Development with over 30 million square feet of mixed-use commercial development and a working population of over 100,000. Within the new district, PLP Architecture have designed over 7 million square feet of mixed-use office, retail and hospitality space across a number of different sites.
The façade design balances performance, sustainability, and workplace well-being while rooting the building in local materiality with a contemporary twist. Vertical fins define its architectural language, creating depth through varied spacing, openings, and glazing breaks. This arrangement minimises solar gain, enhancing thermal performance and reducing energy use. Two large atriums, located at the north and south of the building, mark the building’s entrances and align with key axes and pedestrian flows of its context. The atriums provide a grand, inviting entrance to the building, drawing natural light deep into the interior and supporting a healthy, uplifting environment. The colour palette of the vertical metal fins is inspired by Delhi’s characteristic stonework – ranging from deep red sandstone to cooler shades of sandstone and marble – creating dynamic, richly textured elevations.
The central courtyard is the heart of the project, offering a vibrant communal space that seamlessly blends nature with functional open space. A paved pathway runs along the north-south axis, connecting key entrances and encouraging movement through the site. Lush landscaping, dense vegetation, and water features create a serene environment, while integrated seating provides inviting spaces for relaxation, social gatherings, and informal work. Designed with biodiversity and sustainability in mind, the courtyard enhances well-being, promotes evaporative cooling, and reinforces the project’s commitment to embracing natural elements.
The building’s floorplates, with four centrally located cores at each corner, allow for flexible tenancy sizes and configurations, both now and in the future. Designed to accommodate major tenants occupying full floors as well as smaller units, this adaptability enhances the scheme’s long-term resilience, enabling it to respond to changing market demands. On-site amenities in the Club House and ADR Centre – such as meeting and event spaces – support smaller tenants, providing access to facilities beyond their individual office spaces.
