
PLP Architecture unveils 65 Davies Street in Mayfair

In an in-depth feature, the Architects Journal have unveiled PLP Architecture’s recently completed office development, 65 Davies Street, in the heart of Mayfair, London for Grosvenor. The 65,000 sq ft premium office building, comprising six floors of Grade A office space, is located directly above the new Elizabeth Line Bond Street Station. The workplace was fully pre-let ahead of completion and achieved market leading rents.
From its inception, the building was to be designed with the flexibility to withstand a changing world and a changing market. The design process began in 2007, with the challenge the development timeline had to span both the design and eventual construction of the Elizabeth Line station beneath the site. Designed long before the Covid19 pandemic, PLP’s strong understanding of the future of work and designing future-proofed, high specification workspaces meant that flexibility was built into plans for 65 Davies Street.
Sustainability has been a key component of the development’s design, with key features including rooftop photovoltaic panels, a biodiverse trellis wall with wildflowers, and the building being fully electric. The effects of these technologies combined ensures 65 Davies Street is set to achieve a range of sustainability industry standards, including WELL accreditation, a BREEAM ‘Excellent’ score and Wiredscore Platinum.
The offices of 65 Davies Street provide light-filled workspaces with natural materials and generous floor-to-ceiling heights of three metres. Balconies and terraces along the building envelope, with generous plantings and greenery, provide outside meeting spaces for occupiers on all floors.
The building’s materiality – a palette of terracotta, stone and bronze – responds to the neighbouring historic buildings, embodying the area’s rich heritage whilst providing a model for its future evolution. The local townscape is enhanced through a public art installation by Clare Twomey on the western façade and a green trellis installation on the south façade with local species of wildflowers selected to encourage biodiversity.
The building is the latest project to be completed by PLP in Westminster, where the practice has delivered 12 developments in the last decade alone, including offices at 73-77 Brook Street, for Burberry at One Page Street, and Qatar Airways’ UK Headquarters, luxury residences at 60 Curzon, Park Modern, Chiltern Place, Lincoln Square and Mayfair Park, and Adidas’ flagship store at 425 Oxford Street.
