65 Davies Street is a contextually sensitive, nature embracing, high-quality office space, positioned above the Bond Street Elizabeth Line station in London. Said to be the best-connected office-building in London, 65 Davies Street features 65,000 sq ft of premium office space over six floors with top-end amenity spaces.

An expansive green trellis wall climbs the building’s south façade. Planted with local wildflower species, this vertical garden frames occupants views outwards and creates a meaningful natural feature within the urban environment.

Design for the building began in 2007 to span the construction of the Elizabeth Line station below. As such, from its inception, the building was to be designed with the flexibility to withstand a changing world and a changing market. The project had a clear goal to provide high-specification workspaces that were healthy, future-proofed, and contributed to the surrounding local area. Fully pre-let ahead of completion, 65 Davies Street achieved market leading rents.

An expansive green trellis on the building’s south façade is planted with local species of wildflowers, with the dual intention of encouraging local biodiversity as well as providing a healthy, biophilic environment for building occupants. Behind this installation are large openable windows and generous 3m floor-to-ceiling heights, which maximise people’s interactions with the plants and fill the spaces with natural light and fresh air.

Alongside the living façade is a large public artwork featuring local flora, climbing up the western side of the building, designed by Clare Twomey.

The combination of these strategies and others – the building is fully-electric, has PV panels and uses energy-efficient systems – ensured that 65 Davies Street was set to achieve a range of certifications, including WELL accreditation, a BREEAM ‘Excellent’ score and Wiredscore Platinum.

To ensure longevity and relevance, the design was rooted in principles reflecting Mayfair’s architectural and natural heritage. The building embraces the area’s legacy of terracotta facades, intricate detailing, and craftsmanship, creating a timeless structure that feels at home in its surroundings.

The design also honours the site’s natural history. Terracotta references the clay found beneath the building, while Claire Twomey’s artwork draws inspiration from local flora historically present in the area. The lobby design further integrates historical context, incorporating shapes from former building footprints into its finishes, carpets, and furniture.

The design of 65 Davies Street began in 2007 to allow for the integration with the planned Crossrail (now Elizabeth Line) station below. This process required innovative solutions to manage structural constraints. The design team coordinated extensively to allow for the large air shaft and vibration isolation systems, ensuring quiet and comfort for tenants while maintaining the station’s complex functionality below. Today, the ground floor of the building is largely occupied by the entrance to the Bond Street West Elizabeth Line station, with a portion dedicated to 65 Davies Street’s lobby.

With such a long development programme, the building had to be designed to respond to the demands of a changing world and market. The success of this long-term vision is evident in the building’s flexibility for future tenant needs, sustainable features, and enduring materiality.
