Hardess Yard redefines urban co-living in the heart of London’s Brixton, offering 320 adaptable studio apartments with extensive amenities, alongside 1,400m2 of state-of-the-art spaces for local creatives and small businesses. Developed with LGL and targeting completion in 2026, the project seamlessly blends community, sustainability, and innovation to foster a vibrant, multi-purpose neighbourhood. Situated on the edge of the Brixton Creative Enterprise Zone, the design revitalises the site’s historic railway arches to deliver exceptional spaces for living and working.
Hardess Yard introduces the next generation of co-living, with 320 generous studio apartments ranging from 18–33m2. Designed for the flexibility of city life, each studio features distinct zones for living, working, and relaxing. Residents enjoy an exceptional range of shared amenities, including a large communal kitchen, bookable dining areas, co-working spaces, screening room, a library, a gym, and a 283m2 rooftop terrace with extensive greenery. These stand alongside a range of publicly accessible amenities, including a café and community lounges. The development is targeting WELL Platinum certification, reflecting its commitment to the residents’ health and well-being.
The architectural language of Hardess Yard pays homage to Lambeth’s industrial past while embracing its creative future. The co-living buildings feature richly textured brick façades with scalloped lintels that echo the geometry of the railway arches. Meanwhile, metallic facades with green walls and openable glazed doors define the creative workspaces. A new pedestrian path weaves through the site, increasing connectivity and footfall while retaining and enhancing spaces for existing businesses.
Designed with sustainability as a guiding principle, Hardess Yard is targeting BREEAM Outstanding and exceeds the London Plan’s carbon reduction targets by 28%. Key features include:
- A high-performance building fabric with triple glazing and passive low-energy design.
- Low energy building services, including mechanical ventilation and waste water heat recovery.
- A centralised air source heat pump system, partially powered by solar photovoltaic panels.
- LED lighting and demand-led controls to ensure efficiency.
- Circular economy principles applied through whole-life carbon modelling, pre-demolition audits, and material reuse.
The result is a development that achieves a 63% reduction in carbon emissions below Part L 2021 requirements while enhancing air quality and reducing energy consumption.
