Plans Approved for PLP-Designed Co-Living and Creative Workspace Development in Brixton

Lambeth Council has approved a transformative new development at Hardess Yard, designed by PLP Architecture in collaboration with Mitheridge Capital Management and LGL. The scheme will revitalise a former industrial yard in Brixton, delivering 320 high-quality co-living studios alongside, extensive resident and public amenities, and 1,400 square metres of light-industrial workspace dedicated to local SMEs, particularly within the creative sector.

The development reflects a collaborative approach with Lambeth Council, aligning with their broader ambitions to invigorate Brixton and deliver much-needed homes and employment opportunities.

“Drawing from our decade-long experience in shared living projects, our vision for Hardess Yard expands the traditional co-living model by offering a vibrant multi-layered social core alongside state-of-the-art light industrial workspaces,” said Andrei Martin, Partner at PLP Architecture. “This is about empowering residents to live, work, and connect in a thriving new heart of Lambeth.”

The site’s design integrates contemporary elements with a nod to its industrial heritage. The co-living accommodation, ranging from seven to 14 stories, features layered brick façades that capture light and shadow, while the creative workspaces embrace metallic finishes, green walls, and openable glazed doors.

The project places a strong emphasis on community and sustainability. It will feature newly landscaped public spaces, including a pocket park, while targeting WELL Platinum and BREEAM Outstanding certifications. The development is designed to achieve a carbon reduction target 28% above the London Plan, incorporating advanced measures such as triple glazing, passive design strategies, and waste water heat recovery systems.
