PLP Architecture appointed to design new student living hub at Leake Street, London

PLP Architecture has been appointed by international developer HB Reavis to design a major new purpose-built student accommodation (PBSA) scheme in central London. Located at 10 Leake Street – next to Waterloo Station and the iconic Leake Street Arches – the development marks HB Reavis’s first move into the UK student living sector.

Set within one of London’s most dynamic urban environments, the scheme will offer a range of studio and shared living options, alongside communal facilities, social spaces, and 10% accessible units. The building is targeting BREEAM ‘Excellent’ and will incorporate renewable energy systems, low-carbon technologies, and high-quality cycle infrastructure to promote sustainable lifestyles.

The design reflects the expressive character of its surroundings, weaving together residential, social, and cultural elements into a unified, vibrant ecosystem.

This latest commission builds on PLP’s growing body of work that is helping to reshape London’s South Bank. Just a short walk from Opus, the latest building under construction in the Bankside Yards masterplan, the Leake Street scheme continues our commitment to designing places that respond to the layered cultural character of London’s neighbourhoods.

Public consultation events are planned for May and June, with a planning submission expected in summer 2025.
